The Challenge

The building had never had a planned fan coil program. Repairs were reactive, one suite at a time, and the same stacks kept failing every summer. Residents on the upper floors had the worst of it, with supply air barely below room temperature on hot afternoons.

The board wanted the work done without daytime disruption, without anyone moving furniture, and with one invoice per service night that matched the approved scope.

How We Ran It

  1. 1

    Free walk-through and baseline readings

    Marcus Chen walked 8 sample suites with the superintendent and logged entering and leaving water temperatures, airflow and pan condition. The readings pointed to scale in the coils rather than a building plant problem.

    Written scope and suite schedule

    The board received a written scope listing every suite, the work per suite and the price. Suite entry notices went out through management 10 days before the first night.

    Three service nights

    Two crews worked stack by stack from 6 pm to midnight. Each coil was isolated, flushed with a descaling solution, rinsed and returned to service before the crew moved on. Four failed condensate pumps and 11 sticking zone valves were swapped as found.

    Close-out report

    Every suite got a before and after temperature split on the report, plus a list of units that will likely need replacement within five years so the reserve fund study could account for them.
