The Challenge

Lake-effect humidity had corroded galvanized pans and cabinet bases faster than inland buildings. Leak calls were up every year and two insurance claims in one season pushed the board to act.

The corporation needed the program to fit a reserve fund cash flow, so the work had to be billed by floor with a holdback until commissioning.

How We Ran It

    Spec and procurement

    Elena Vargas wrote a like-for-like dimensional spec so new cabinets fit the existing closets and riser connections, with ECM motors for quieter operation. Equipment lead time was 8 weeks.

    Floor-by-floor schedule

    The board approved a 14-week rolling calendar posted in every elevator. Each suite was out of service for one working day at most.

    Two crews, one sequence

    Crew A drained, removed and disposed of old units. Crew B set, piped, wired and started the new coil the same day. Floor protection and dust control were standard in every suite.

    Commissioning logbook

    Each unit was started, checked for leaks and recorded with supply temperature and motor settings. The board received the logbook and warranty certificates at close-out.
