Reversing valves sticking at changeover
Every May and October, some heat pumps stay stuck in one mode. Often it is a solenoid coil, a quick fix. Sometimes the valve body needs replacing with refrigerant recovery and brazing.
Fix: Solenoid from $280
Condo HVAC Repair Toronto looks after local condos mainly through annual service contracts, because that is what this building stock needs. Downtown Markham, Markham Centre, Unionville and Cornell are full of 2000s and 2010s mid-rises with a water-source heat pump in every suite, and those heat pumps fail in predictable ways when they are not serviced.
Older stock is here too. Thornhill-Markham towers from the 1980s run hydronic fan coils, and Milliken mid-rises from the 1990s still have Magic-Pak units and early heat pumps. Unionville mid-rises from the 2000s are now at the age where contactors, reversing valves and hoses need attention.
James Kowalski's team led the Downtown Markham 24-unit heat pump repair, where a quote for chassis replacements turned into a $14,200 valve and contactor job. That experience shapes how we run contracts here: catch the cheap parts before they fail, and only recommend replacement when the numbers support it.

What you notice: In May the suite keeps heating, or in October it keeps cooling, even with the thermostat set correctly.
Why it happens here: Downtown Markham construction began in 2005, so its first towers now run water-loop heat pumps 15 to 20 years old, and skipped annual service lets solenoids and valves stick.
What we do: Condo heat pump repair tests the solenoid coil and the valve, and a service contract adds spring and fall checks that catch it early.
These four problems come up more in buildings here than anywhere else we work, because of the building ages and equipment in the area.
Every May and October, some heat pumps stay stuck in one mode. Often it is a solenoid coil, a quick fix. Sometimes the valve body needs replacing with refrigerant recovery and brazing.
Fix: Solenoid from $280Contactors pit and burn after about 10 years of starts. Compressors stop or chatter in the middle of July. A contactor and capacitor swap usually costs a few hundred dollars, not a new chassis.
Fix: Contactor from $320Dirty filters, clogged strainers and scaled coaxial coils make heat pumps work harder and fail sooner. Annual service catches all three, for $185 to $240 per unit per year.
Contract: from $185 per unitMilliken and older Thornhill-Markham low-rises have Magic-Pak units reaching 25 to 30 years. We plan replacements with bulk pricing at 10 or more units and gas sign-off per suite.
Replacement: $4,800-$7,500Markham is mostly 2000s and 2010s heat pump mid-rises, where annual service contracts prevent seasonal failures. Our team runs those contracts and handles repairs.
Water-source heat pump service starts at a $240 diagnostic for suites in North York, Markham and Mississauga. We isolate loop-side faults from unit-side faults first, then test reversing valves, contactors, coaxial coils and pressure switches on ClimateMaster, Trane and Whalen chassis. Owners and facilities directors avoid condemning a unit that only needed a $650 repair.

Cooling failures in glass-wall suites get 24-hour response across Downtown Toronto, Mississauga and Vaughan, with diagnostics from $185. We check loop supply temperature, coil scale, R-410A charge and contactors before touching parts, so owners and PMs are not paying for a compressor that was never the problem. Repairs run $320 to $1,650 and come with a written workmanship warranty.

Riser flushing and primary pump work keep the whole building loop moving, from 1980s towers in Scarborough Centre to Yonge-Eglinton high-rises. Loop flushes run $3,500 to $12,000 per building and pumps $2,400 to $8,500. Property managers and facilities directors get shutdown notices drafted, superintendent coordination, flow readings before and after, and a written report for the reserve fund file.
Locally: Loop strainer and balancing work in heat pump mid-rises.

Residential contractors tend to guess from the thermostat. We read loop water temperature at the unit and test valves, controls and electrical first.
An itemized CAD scope with parts and labour, approved by you or management before any part is replaced.
We finish the work, verify temperatures and leave a written record for the owner, the management office and the board file.
Readings and a written price before anyone replaces a part, backed by our written workmanship warranty.
An annual visit to each heat pump covers the filter, condensate pan and line, loop strainer, contactor and capacitor test, refrigerant pressure check and a run in both modes. One visit per unit per year runs $185 to $240, two visits $320 to $420. For the 2000s and 2010s mid-rises, this is the cheapest way to avoid the mid-July contactor failures and changeover valve problems that fill our phones every season. Property managers get a per-suite report after each round.
Downtown Markham and Markham Centre towers often run Trane Axiom water-loop heat pumps, with ClimateMaster in other buildings. We carry the common contactors, capacitors and solenoid coils for both. On the Downtown Markham 24-unit job, testing every unit's reversing valve and contactor in sequence meant the property manager paid $14,200 for repairs instead of replacing chassis that still had years left in them.
Unionville's mid-rises from the 2000s are at the stage where hoses, strainers and coaxial coils need attention. Many still have rubber hoses. We replace them with braided stainless, clean strainers and descale coaxial coils where pressure readings show scale. Owners in owner-occupied Unionville buildings often book this together with a quieter ECM blower when the closet is close to a bedroom.
Not all of the stock here is new. Thornhill-Markham towers from the 1980s have hydronic fan coils with the usual valve, motor and scale issues, and Milliken low-rises have 1990s Magic-Pak units. Our team handles these with the same written scope and price, including TSSA gas sign-off on Magic-Pak replacements.
Markham's condo stock is mostly 2000s and 2010s heat pump mid-rises. These buildings are past their first years but not yet at replacement age, which is exactly when regular service saves the most money. Most of the expensive failures we see here started as a cheap part nobody checked.
Trane Axiom, ClimateMaster and Magic-Pak equipment covers most of what we see. A crew that works these every week diagnoses faster and carries the right parts.
Equipment we service most here
Response: 24-hour emergency, same-day diagnostic
The decade a building went up tells us a lot about its equipment before we arrive. Here is what we typically find locally.
1980s
Thornhill-Markham towers with hydronic fan coils, original valves and scaled coils.
1990s
Milliken mid-rises with Magic-Pak units and early heat pumps nearing end of life.
2000s
Unionville mid-rises with water-source heat pumps due for hoses, strainers and valves.
2010s+
Downtown Markham towers with Trane water-loop heat pumps and newer controls.
Emergency dispatch runs 24 hours, 7 days. After-hours diagnostics are $285. Call (647) 294-5454.
Close the isolation valves if you can and call (647) 294-5454. We dispatch a local technician and replace the hose with braided stainless.
Contactor and capacitor parts for common Trane and ClimateMaster units are on the truck. Same-day in most buildings we cover.

10 years in condo HVAC | Specialty: Service contracts
James has 10 years in condo HVAC and runs our annual maintenance contracts in local mid-rises. He led the Downtown Markham 24-unit heat pump repair, where testing every reversing valve and contactor in sequence avoided a round of chassis replacements. Property managers like his post-visit reports: each suite, what was checked, what was found and what is likely to need attention next year.

"Another contractor told us half the building needed new heat pumps. James's team tested every unit and replaced valves and contactors instead. The board saved a fortune and the suites are fine."
"Switched our building to their annual contract two years ago. Not one emergency call since. The spring visit caught a bad capacitor in my unit before it ever quit."
"Our Magic-Paks were original from 1996. They gave us a bulk price for 14 units and did two a day. Gas sign-off on each one before they left, very professional."
Postal codes we cover: L6G, L3R, L3P, L3S, L6B, L6C
Our crew uses Highway 7 and Highway 407 to move between Downtown Markham, Markham Centre, Unionville and Cornell. Buildings near Unionville GO are reached quickly from the 407. Milliken and Thornhill-Markham are covered from the west end of the route. Contract visits are scheduled building by building across York Region so crews stay on one site for the day, and Rouge National Urban Park marks the eastern edge of our regular coverage.
We work in Downtown Markham towers with Trane water-loop heat pumps, Markham Centre mid-rises near the Civic Centre, Unionville mid-rises off Main Street, Cornell and Cathedraltown newer buildings, Milliken low-rises with Magic-Pak units, and Thornhill (Markham) towers with older fan coils.
Emergencies get same-day response, often within a few hours around Unionville and Cornell via Highway 7 and Highway 407. Contract clients get priority booking, and routine diagnostics are normally scheduled within one business day.

One visit per unit per year runs $185 to $240, and two visits per year $320 to $420, depending on equipment and building size. Each visit includes filter, pan, strainer, electrical and refrigerant checks, with a report per suite.
Usually the reversing valve is not shifting. It may be the thermostat signal, a failed solenoid coil, which is a quick fix, or a stuck valve that needs replacing. A $240 heat pump diagnostic finds out which.
Yes. Trane Axiom water-loop heat pumps are common in Downtown Markham and Markham Centre towers, and we carry their common contactors, capacitors and solenoid coils on the truck.
Not really. Downtown Markham construction began in 2005, so its first towers now have water-loop heat pumps 15 to 20 years old. That is when reversing valves, contactors and coaxial coils start failing, especially where annual maintenance was skipped. A service contract catches most of it at the spring and fall visits.
