Condo HVAC Repair in Vaughan, ON | New-Build Commissioning, VMC Towers & Deficiency Repairs

Condo HVAC Repair Toronto supports local boards and owners through two very different stages of a building's life. Around the Vaughan Metropolitan Centre, new towers are still in their first years, with heat pumps and VRF systems under builder warranty. In Thornhill, along Yonge and Bathurst, towers from the 1980s and 1990s run fan coils and early heat pumps that are past their service life.

In between sit Concord, Maple, Vellore and Woodbridge mid-rises from the 2000s with water-source heat pumps, many now due for their first major repairs. That spread means a property manager can be dealing with a Tarion deficiency list in one building and a reserve fund replacement plan in the next.

Rachel Simard's team specializes in new-build commissioning and deficiency work: checking that heat pumps were set up correctly, condensate lines are sized properly and controls actually work. The same team handles repairs and replacement in Thornhill's older buildings, with the same written scope and published prices.

Vaughan Condo HVAC Emergency? Help Is on the Way

First-year heat pump deficiencies in new VMC towers

What you notice: The suite is new, yet the heat pump short-cycles, the closet floor gets wet, and nobody is sure whether the builder or the owner pays.

Why it happens here: Most VMC towers went up after the subway station opened in December 2017, so they are still inside Tarion's two-year window, which covers heating delivery and distribution defects from occupancy.

What we do: Condo heat pump repair diagnoses and photographs the fault, then separates builder items from owner repairs in writing before the warranty window closes.

These four problems come up more in buildings here than anywhere else we work, because of the building ages and equipment in the area.

New-build commissioning deficiencies

VMC towers often hand over with heat pumps that were never fully commissioned: wrong fan speeds, unbalanced loops, missing settings. We test and document each item so the board can take it to the builder.

Docs: Deficiency-ready report

Undersized condensate lines in new suites

Tight closets in new towers sometimes get condensate lines that are too small or poorly sloped. They back up in the first humid summer. We correct the line and the pan and document the cause.

Fix: Condensate repair from $280

Warranty-period heat pump faults

Heat pumps that fail in the first years may be covered by the manufacturer or builder. We diagnose the fault and record what the warranty claim will need, so owners are not charged for covered parts.

Included: Warranty notes

Older Thornhill fan coils past service life

Thornhill towers along Yonge and Bathurst still run 1980s and 1990s fan coils. Repairs repeat every season. We give owners and boards a repair-or-replace comparison in writing.

Replacement: $2,800-$6,500

What We Offer in New and Older Towers

Vaughan has the newest condo stock in our service area. VMC towers need commissioning and deficiency work, while Thornhill's older buildings are reaching end of life. Our team covers both.

Condo Heat Pump Repair

$240 Diag

Water-source heat pump service starts at a $240 diagnostic for suites in North York, Markham and Mississauga. We isolate loop-side faults from unit-side faults first, then test reversing valves, contactors, coaxial coils and pressure switches on ClimateMaster, Trane and Whalen chassis. Owners and facilities directors avoid condemning a unit that only needed a $650 repair.

$185 Diag

Cooling failures in glass-wall suites get 24-hour response across Downtown Toronto, Mississauga and Vaughan, with diagnostics from $185. Repairs run $320 to $1,650 and come with a written workmanship warranty.

Vaughan Commissioning Experience, from the VMC to Thornhill

Commissioning reviews in VMC towers

New towers around Vaughan Metropolitan Centre station are often commissioned in a hurry at handover. We review heat pumps suite by suite: airflow and fan speed settings, loop flow and temperature, condensate drainage, thermostat setup and safety controls. Our VMC review covered 312 heat pumps in 10 working days and gave the board a deficiency list, by suite, that they could present to the builder within the Tarion window. Items that were owner repairs were separated out clearly.

Deficiency documentation for first-year boards

First-year boards often do not know what is normal for a new building. We help them separate builder deficiencies from normal wear and owner issues. Every item gets a photo, a reading where relevant and a short description written in plain language. That is the format boards and their property managers need when they go back to the developer, and it saves owners from paying for repairs that should be covered.

Mid-life heat pumps in Concord, Maple and Woodbridge

The 2000s mid-rises are at the age where heat pumps need their first big repairs: contactors, reversing valves, hoses and coaxial descaling. We follow the same loop-first diagnostic we use across the GTA, and offer annual service contracts so buildings catch problems before they become emergencies. Where a hose program is due, we run it stack by stack.

Repair and replacement in Thornhill

Thornhill's towers along Yonge Street and Bathurst Street are some of the oldest condo stock in York Region. Fan coils with scaled coils, rusted pans and failed motors are common, and some buildings are ready for phased replacement. We survey, compare repair against replacement, and help boards plan programs that fit the reserve fund.

Why New-Build Boards Choose Us

  • Commissioning Ops Manager Rachel Simard
  • Deficiency reports ready for the builder
  • Warranty notes so owners are not billed for covered parts
  • Annual service contracts for 2000s heat pump mid-rises
  • Repair and replacement planning for Thornhill towers
  • Written scope and price before work

Why Vaughan Condos Need a Commissioning Specialist

Vaughan has the newest condo stock in our service area. VMC towers need commissioning reviews and deficiency work in their first years, and that work has deadlines tied to warranty and Tarion timelines. Missing them can shift costs from the builder to the owners.

At the same time, Thornhill is ageing. Having one team that can document a brand-new building and plan a replacement for a 40-year-old one keeps things simple for property managers who run both.

Vaughan operations manager and technicians checking a new heat pump

Meet Rachel Simard, Operations Manager

6 years in condo HVAC | Specialty: New-build commissioning

Rachel has 6 years in condo HVAC, most of it on new buildings. She works with first-year boards and developers on deficiency lists, runs heat pump commissioning reviews in VMC towers and writes reports that separate builder items from owner repairs. Boards appreciate that her reports are written in plain language and ready to send to the builder without rewriting.

Where We Work in Vaughan

How We Cover the Area

Our crew uses Highway 7 and the Viva Orange rapid transit corridor to reach VMC, Concord and Thornhill, and Highway 400 for Maple, Vellore and Woodbridge. New VMC towers often have strict contractor rules during the first years, so we book docks and elevators in advance and check in with building staff before each visit across York Region.

Buildings We Know Here

We work in VMC towers around Vaughan Metropolitan Centre station, Thornhill towers along Yonge and Bathurst, Concord and Maple mid-rises, Woodbridge and Vellore buildings near Highway 400, and Thornhill Woods condos. New buildings get commissioning reviews documented for Tarion timelines; older ones get repair and replacement plans.

Landmarks Near Our Buildings

  • Vaughan Metropolitan Centre station: Centre of the new VMC tower cluster where we run commissioning reviews.
  • Canada's Wonderland: Near Vellore and Maple mid-rises with 2000s heat pumps.

What Vaughan Boards and Owners Ask Us

How fast can you reach a VMC tower?

Emergencies get same-day response, often within a few hours around the VMC and Thornhill via Highway 7 and Highway 400. Routine visits in new-build towers are booked around move-in elevator schedules, usually within one business day.

Which Vaughan neighbourhoods do you cover?

Vaughan Metropolitan Centre, Thornhill, Thornhill Woods, Woodbridge, Maple, Concord and Vellore. New VMC towers and older Thornhill buildings along Yonge and Bathurst make up most of our calls.

Can you help our new board with a deficiency list?

Yes. We review heat pumps and HVAC systems suite by suite, photograph and document deficiencies, and separate builder items from owner repairs in a report the board can send to the developer.

Is my new heat pump repair covered by warranty?

It may be. Tarion's two-year warranty on new condo units covers defects in the heating delivery and distribution systems, counted from the occupancy date, and many heat pumps also carry a manufacturer warranty. We diagnose the fault and note what a claim will need, so you are not charged for covered parts.

Do you work in older Thornhill towers too?

Yes. Thornhill along Yonge and Bathurst has fan coils from the 1980s and 1990s that need repairs and, in many cases, replacement planning. The same team covers both.

Why does water pool on my new suite's closet floor in summer?

In many towers built around the VMC since the subway opened in 2017, condensate lines and pumps in suite closets are tight or undersized. When cooling runs hard, water backs up into the closet. We clear and re-pitch the line, test the pump and float switch, and note whether it belongs on the builder's deficiency list.

Still have a question about your suite or building?
