The Challenge

At changeover, several suites were stuck in heating mode with the building loop already on cooling temperatures. Mid-season, three compressors stopped on the same week, each with a pitted contactor.

The property manager had a quote recommending chassis swaps that would have cost well over the annual repair budget.

  • No chassis replacements needed on the units originally flagged.
  • All 24 suites cooling and heating correctly through the season.
  • Progress invoiced on net 30 terms, within the annual repair budget.
  • Building moved onto an annual service contract with the same team.

How We Ran It

  1. 1

    Loop first, unit second

    James Kowalski checked loop supply temperature, flow and strainers before touching any chassis. The loop was healthy, which put the problem squarely in the units.

    Reversing valve testing

    Solenoid coils were tested for voltage and resistance, then valve shift was confirmed on gauges. Valves that would not shift were replaced with refrigerant recovered and recharged by weight.

  3. 3

    Contactor and capacitor sweep

    Every unit in the building had its contactor and run capacitor checked, so the remaining failures were caught before they stopped a compressor.
