### Single-Unit Magic-Pak Replacement

When one unit fails, usually a compressor or a cracked heat exchanger on a 1990s model, we replace it as a turnkey job. That covers draining and disconnecting the old unit, removal from the closet and the building, setting the new unit, connecting gas or electric heat, condensate and controls, fitting or replacing the louver, startup and a full combustion and venting check. Single replacements run $4,800 to $7,500 depending on the series, heating type and how much the louver and closet need adapting. Most are done in one working day so the suite has heat that evening.

### Full-Floor & Bulk Replacement (10+ Units)

Low and mid-rise condos often installed all their Magic-Paks in the same year, so they tend to fail in clusters. Replacing a floor or a building at once brings bulk pricing at 10 or more units, a single equipment order and a predictable schedule. We survey every closet and louver, order matched units, post a floor schedule and run two suites per day per crew. ### Gas Reconnection & TSSA Sign-Off

Gas-fired Magic-Pak units need a proper gas connection, leak test, manifold pressure check and combustion check before they go into service. Our TSSA-certified gas technicians do this on every install, not as a follow-up visit. We test for leaks at every joint, set manifold pressure to spec, check the venting path and confirm safe operation in heating mode. The sign-off record goes in the suite file and to management, so the building has documentation for its insurer and for any future inspection.

### Architectural Louver & Vent Fit

The louver on the exterior wall is where a Magic-Pak breathes: combustion air in, flue gas and condenser air out. A louver that does not match the new unit can cause poor performance, recirculation of flue gas or water getting into the wall. We measure the existing wall sleeve and louver for every replacement. Where the old louver fits the new series, we inspect and reuse it. Where it does not, we supply and install a matched architectural louver and seal it properly, coordinating any exterior access with the property manager.

### Enbridge Red Tag Clearance

An Enbridge Red Tag on a Magic-Pak means the unit was found unsafe or not to code, often due to a cracked heat exchanger, a venting issue or a gas valve fault. The unit cannot be used until the condition is corrected. We inspect the tagged unit, tell you in writing whether repair or replacement is the code-compliant path, and do the work. On a 1990s unit, replacement is usually the answer. We complete the paperwork so the tag can be cleared and the suite file shows a code-compliant installation.

## When a Magic-Pak Needs Replacing

### Compressor Failure Not Economical to Repair

Symptom:

The fan runs but the unit blows warm air in summer, or the breaker trips when the compressor tries to start. A technician has confirmed the compressor windings have failed, or the compressor is seized.

Action:

We confirm the diagnosis with a winding test and amp draw. On a 1990s hermetic compressor, the cost of a compressor swap, refrigerant recovery, brazing and recharge usually approaches a new unit, without the new warranty.

Scope:

We quote replacement and, if the owner wants it, the compressor repair as well, side by side. In most cases on units past 20 years, replacement is the better value over five years.

Symptom:

## HWC vs MGE vs MCE: Choosing the Right Series

We install several different Magic-Pak series based on your building’s infrastructure. The right choice depends entirely on the utilities supplied to each specific utility closet.

Newer models offer impressive efficiency upgrades over systems built twenty years ago. The MGE9 series now delivers up to a 95% AFUE rating for natural gas heating.

-   **Type A Tag:** This means there is an immediate danger, like a severe carbon monoxide leak or a cracked heat exchanger. The technician is legally required to shut off your gas supply immediately.
-   **Type B Tag:** This indicates a non-immediate hazard, such as a minor venting issue or improper clearances. You generally have up to 42 days to correct a Type B issue before the utility company disconnects your gas.

MCE units are all-electric. The right choice depends on what your building supplies to the closet, which we confirm during the survey.

Can you clear an Enbridge Red Tag?

Yes. Our TSSA-certified gas technicians correct the unsafe or non-compliant condition, by repair or replacement, and complete the paperwork so the tag can be cleared. On older Magic-Pak units, replacement is usually the code-compliant path.

Is bulk pricing available?

Yes. At 10 or more units, we apply bulk pricing on equipment and labour. Floors or whole buildings are scheduled together, and payment is usually a deposit with the balance at sign-off.

How long does one unit take?

Most single replacements are done in one working day, including removal, set, connection, startup and sign-off. On floor programs, a crew of three typically completes two suites per day.

Will my existing louver fit?

Sometimes. We measure the wall sleeve and louver before ordering. If the existing louver suits the new unit and is in good condition, we inspect and reuse it. If not, we supply and install a matched architectural louver.

Do you remove the old unit?

Yes. Removal from the closet, out of the building and disposal are included in the turnkey price. Refrigerant is recovered before disposal.

Does the board need to approve?

For a single in-suite replacement, it depends on your declaration and building rules, but most buildings need at least management sign-off because of exterior louvers and gas work. Floor or building programs need board approval. We supply the documentation boards usually ask for.

Is a compressor repair worth it on a 1990s unit?

Rarely. A compressor swap with refrigerant recovery, brazing and recharge on a 25-year-old unit often costs close to a new unit, without the new warranty or efficiency. We quote both so you can compare.

Do you serve Scarborough and Oakville?
