## Common Condo HVAC Problems in Toronto

Condo equipment runs on a shared building loop under constant pressure. When it fails, furnace-style guesswork makes it worse. These are the four calls we get most, and how we handle each one.

### Fan coil pan leak into the suite below

Water at the closet baseboard, or a call from the neighbour downstairs about a ceiling stain. Usually a blocked condensate line, a failed float switch or a rusted galvanized pan. We stop the water first, then fix the cause and prove the float switch works.

Response: Under 4 hours, 24/7

### Suite not cooling in a July heatwave

The fan runs but the air is lukewarm while neighbours are fine. Most often a seized zone valve actuator or a scaled coil, sometimes a pitted contactor on a heat pump. We read the loop temperature at your coil before replacing anything.

### Humming or vibration through the riser wall

A drone through the bedroom wall that gets worse at night. It can be a worn PSC motor, loose mounts, a blower wheel out of balance or a chattering valve. We separate air-side noise from water-side noise before quoting.

A 1985 2-pipe fan coil, a 2005 heat pump and a 1995 gas Magic-Pak each need different parts and time. Older cabinets can need adapters or harder-to-find parts.

### Residential HVAC contractor

The towers along Fort York Boulevard, Spadina and King West went up fast in the 2000s and 2010s. Early CityPlace buildings are now at the age where Unilux and Climetec fan coil liners shed black dust and drain pans start to rust, while the newest King West glass towers run heat pumps and VRF. Loading docks here are tight and service elevators are booked solid on weekends, so we book access when you book us.

Compliance

## Enbridge Red Tag + TSSA Compliance

Gas work in a condo is regulated work. Every gas-fired Magic-Pak, every gas connection and every Red Tag clearance in Ontario falls under the TSSA gas code, and the person doing it has to hold the right certificate. Our gas technicians are TSSA certified at the G1 level. That matters most in Scarborough, Oakville and Markham low-rises, where gas Magic-Pak units from the 1990s are failing in numbers.

The Enbridge Red Tag process for condos works like this. An Enbridge technician or a gas contractor finds a gas appliance that is unsafe or not to code and tags it. The unit cannot be used until the condition is corrected. We inspect the tagged unit, tell the owner and management in writing whether repair or replacement is the code-compliant path, do the work, leak test, check manifold pressure and combustion, and complete the paperwork so the tag can be cleared.

Why does my condo need a specialist instead of a regular HVAC company?

Condo suites run on vertical fan coils, water-source heat pumps or Magic-Pak units tied to a shared building loop, and residential furnace companies are not trained to isolate that loop or work under building COI rules. A condo specialist diagnoses loop-side and unit-side faults separately, so you do not pay for parts that were never the problem. In practice that means we read the supply and return water temperature at your suite before we open a single panel. If the loop is fine, we move to the zone valve, the coil, the blower and the 24V controls in that order. If the loop is the problem, we tell you and your property manager in writing, because that repair belongs to the corporation under most declarations and you should not be paying for it. We also arrive with the paperwork your building expects: a certificate of insurance, a booked service elevator and a suite entry notice where one is needed.

What is a vertical fan coil unit and why does it fail?

A vertical fan coil is a closet or wall cabinet with a water coil, blower motor, zone valve and drain pan, fed by risers that carry hot or chilled water from the building plant. Most failures come from mineral scale in the coil, seized blower motors, stuck zone valves and corroded drain pans after 15 to 25 years. Older McQuay, First Co and Unilux cabinets in Toronto towers also lose their internal insulation, which is where the black dust some owners see on their supply grilles comes from. Scale is the slow one: it builds up over years until only a trickle of water reaches the coil and the suite cannot hold temperature in July or January. Motors and valves are the fast ones, they usually quit on the hottest or coldest night of the season. A proper service visit descales the coil, tests the actuator stroke, checks the motor amp draw and confirms the pan drains freely.

How much does condo HVAC repair cost in Toronto?

A standard diagnostic is $185 ($285 after hours) and most repairs run $280 to $2,400 depending on unit type and parts. Fan coil replacement is $2,800 to $6,500 per unit and heat pump replacement $4,500 to $8,500. Every job gets a written scope before work. To give you a feel for the middle of those bands: a zone valve actuator swap on a vertical fan coil usually lands between $380 and $520 installed, a PSC blower motor with a new run capacitor between $450 and $750, and a heat pump reversing valve job between $900 and $1,600 because it involves brazing and a refrigerant recovery. Magic-Pak replacement is quoted turnkey at $4,800 to $7,500 per unit. Riser flushes are priced per building, $3,500 to $12,000. All prices are in CAD and before HST, and the number on your written scope is the number on your invoice.

Do you work with condo property management companies?

Yes. We send the COI to management, coordinate suite entry notices and service elevator bookings, schedule service nights and issue itemized invoices per suite. Annual service contracts run $185 to $420 per unit per year. Most of our building work comes through property managers and the superintendents who work with them, so the paperwork is built around how a management office actually runs. You get one point of contact, a named Operations Manager for your area, a schedule you can post in the elevator, and a closing report that shows what was found and fixed in each suite. If a repair turns out to be the owner's responsibility under the declaration, we quote the owner directly and copy you, so nobody is surprised by an invoice later.

What is an Enbridge Red Tag and can you clear it?

An Enbridge Red Tag is a warning placed on gas equipment, such as a gas Magic-Pak, that is unsafe or not to code. Our TSSA-certified gas technicians make the code-compliant repair or replacement and complete the paperwork so the tag can be cleared. Red Tags in condos usually come from a cracked heat exchanger, a venting issue at the louver, a failed gas valve or a unit that was installed without proper clearances years ago. The tag means the appliance cannot be used until it is corrected, so in winter it is a no-heat call. We inspect the unit, tell you in writing whether a repair or a replacement is the code-compliant path, do the work, and document it so the tag can be closed out. For corporations with several tagged units we can schedule them on one service day.

How fast can you respond to a condo HVAC emergency?

We run 24-hour emergency response across Toronto and the GTA for pan leaks, no-heat calls and heatwave no-cool calls. After-hours and weekend diagnostics are $285. For an active leak into the suite below, the first step on the phone is to walk you or the superintendent through closing the isolation valves at the fan coil so the water stops while the technician is on the way. On site, the crew stops the leak, dries the pan, clears the condensate line and tests the float switch. If a part is needed that is not on the truck, we make the unit safe and come back with it, usually the next business day.

Do you service water-source heat pumps and Magic-Pak PTACs?

Yes. Heat pump diagnostics start at $240 and repairs run $650 to $2,400, while turnkey Magic-Pak HWC and MGE replacement runs $4,800 to $7,500 per unit with bulk pricing at 10 or more units. On heat pumps we work on ClimateMaster, Trane Axiom, Whalen and Carrier chassis, and we always check loop water temperature, flow and the strainer before we call a compressor or reversing valve. On Magic-Pak units we handle the full swap: removal, set, louver fit, venting, gas reconnection and TSSA sign-off.

Can you handle building-wide HVAC replacement programs?

Yes. Building-wide programs run $2,800 to $8,500 per unit with volume discounts above 20 units, scheduled across 2 to 14 weeks; our Mimico 180-unit program ran as a 14-week rolling install. The board gets a spec, help with tendering if needed, a floor-by-floor schedule, suite entry notices and a commissioning logbook at close-out.

Do you provide COI for building management?

Yes. A certificate of insurance showing $5M commercial general liability and WSIB registration is sent to management on request, usually the same day. We can name the condominium corporation and the management company as additional insureds when the building requires it.

What is the difference between repairing and replacing a 20-year-old fan coil?

Repair makes sense when the coil and cabinet are sound and the fault is a motor, valve or pan, typically $280 to $1,400. Replacement at $2,800 to $6,500 makes sense when the coil is heavily scaled, the cabinet is corroded or repairs keep repeating; we put both options in writing. As a rule of thumb, if this year's repair is more than about a third of the replacement price and the unit is past 20 years, replacement usually wins on cost over the next five years.
