### Coil Descaling & Strainer Cleaning

Toronto's water carries enough minerals that, over 15 or 20 years, the inside of a fan coil's copper tubes builds up scale. Flow drops, the delta-T across the coil narrows and the suite stops holding temperature on hot or cold days. We isolate the unit, connect a descaling pump cart, circulate an inhibited acid solution through the coil, then neutralize and flush it clean. ### Blower Motor Replacement (PSC & ECM)

Symptom:

Action:

We read entering and leaving water temperature at the coil and compare it with the riser. A narrow split with the zone valve fully open points to restricted flow. We then clean the strainer and check flow again before recommending a descale.

### Blower Motor Seized

Symptom:

The fan coil goes silent, or it hums but nothing moves. No air comes out of the grilles at all. Sometimes there is a hot electrical smell from the closet before it stops. It often happens during the first heatwave or cold snap of the season, when the motor is pushed hardest.

Action:

We cut power, check the run capacitor and try to turn the blower wheel by hand. A stiff wheel means seized bearings. We measure amp draw on a restart attempt and check the wheel for dirt buildup that can overload the motor.
