Condo HVAC Repair Toronto

[/ →](/)

diagnoses and repairs water-source heat pumps and VRF systems in condo suites, along with the fan coils, Magic-Pak PTACs and risers found in the same buildings, across Toronto, Mississauga, Vaughan and the GTA. TSSA-certified technicians, Enbridge Red Tag clearance authorized, ESA licensed on HVAC panels and $5M liability. Scope is written before work. We report findings to owners, property managers, facilities directors and boards in the same format.

Heat pumps get condemned too early. A reversing valve that will not shift, a pitted contactor or a clogged loop strainer can all make a unit look dead, and some contractors quote a new chassis on sight. Other shortcuts: recharging refrigerant without a leak search, ignoring loop flow, and blaming the compressor for a pressure-switch lockout caused by scale in the coaxial coil. We isolate loop-side from unit-side faults first and follow ASHRAE 180 practice.

Heat pump diagnostics are $240. Repairs run $650 to $2,400, and replacement is $4,500 to $8,500 per unit. Most repairs take 2 to 5 hours depending on whether brazing is needed. Hose programs and building repairs are scheduled by stack. We serve Toronto, North York, Scarborough, Etobicoke, Mississauga, Vaughan, Markham and Oakville with a written workmanship warranty, WSIB, $5M CGL and TSSA certification on every job.

What We Handle

## Types of Condo Heat Pump Repair We Handle

A water-source heat pump has a refrigerant circuit and a water circuit in one box. These five repair types cover both sides.

### Reversing Valve & Solenoid Repair

The reversing valve is what lets a heat pump switch between heating and cooling. When it sticks, the suite stays in one mode no matter what the thermostat says, which is a common complaint at spring and fall changeover. We test the solenoid coil for voltage and resistance first, because a failed coil is a simple fix. If the valve itself will not shift, we recover the refrigerant, braze in a new valve with a wet-rag heat shield, pressure test with nitrogen, pull a vacuum and recharge by weight. Valve replacement typically runs $900 to $1,600.

### Compressor Contactor & Capacitor Replacement

Contactors open and close every time the compressor starts. After 10 years or so, the contacts pit and burn, and the compressor either will not start or chatters. A weak run capacitor causes hard starts, hot compressors and tripped breakers. We test both before anyone says the word compressor. This is one of the cheapest and most common heat pump repairs, usually $320 to $650, and it is the reason many second opinions come in at a fraction of the first quote.

### Coaxial Heat Exchanger Descaling

The coaxial heat exchanger is where the heat pump trades heat with the building loop: refrigerant in one tube, loop water in the tube around it. Scale inside the water side cuts heat transfer, the unit runs at high head pressure in cooling and trips the high-pressure switch. We isolate the unit, circulate a descaling solution through the water side, neutralize and flush. Before and after pressure readings show the improvement. A descale often clears repeated lockouts without touching the refrigerant circuit.

### Braided Hose & Loop Strainer Service

Many heat pumps installed in the 1990s and 2000s connect to the loop with rubber hoses that harden and crack with age. A burst hose floods the suite, and the suites below, very quickly. Insurers increasingly ask buildings to replace them. We swap rubber hoses for braided stainless steel, clean the loop water strainer at the same time and check isolation valves. Single units run $280 to $480, and building hose programs are priced per suite. Our Willowdale crew ran a 210-suite program in 9 working days.

### Chassis Replacement

When a compressor fails, or the coaxial coil leaks refrigerant into the water side, replacing the chassis is usually the right call. Most condo heat pumps use a slide-out chassis that sits in a cabinet on rails, so the cabinet, ductwork and hoses can often stay. We match the replacement to the cabinet, set it, connect hoses and electrical, start it up and record pressures. Chassis replacement typically runs $4,500 to $8,500 per unit, and we confirm Canada Greener Homes Loan eligibility when a high-efficiency model is chosen.

Field Scenarios

## Common Condo Heat Pump Problems We Fix

These three failures cover most of the heat pump calls we get from suites and property managers. Each one has a clear test, and most do not need a new unit.

### Reversing Valve Stuck

Symptom:

The suite blows warm air when you want cooling, or cool air when you want heat. It often appears right after a seasonal switch on the thermostat, and it can affect one suite or several in a building with units of the same age.

Action:

We check that the thermostat is sending the changeover signal, then test the solenoid coil for voltage and resistance. With gauges on, we try to shift the valve and watch suction and discharge pressures to confirm whether it moves.

Scope:

A failed solenoid coil is a quick fix, often under $350. A stuck valve body needs recovery, brazing, a nitrogen pressure test, vacuum and recharge, typically $900 to $1,600. Our Downtown Markham job replaced several valves across 24 suites for $14,200 total.

Response:

Booked within 1 to 3 business days. Changeover calls in May and October are scheduled by stack where several suites are affected.

Scope: Solenoid from $280, Valve $900-$1,600

![Technicians replacing a compressor contactor in a heat pump control box](/images/features/two-technicians-replacing-a-compressor-contactor-i.webp)

### Compressor Contactor Failure

Symptom:

The fan runs but the compressor will not start, or you hear a click and a buzz from the closet every few minutes. Sometimes the breaker trips. The suite slowly drifts to whatever temperature the loop is sitting at.

Action:

We test contactor coil voltage and contact resistance, check the run capacitor and measure compressor windings. If the compressor is sound, the contactor and capacitor are replaced and the start is checked with an amp clamp.

Scope:

Contactor and capacitor replacement typically runs $320 to $650. If a compressor winding has failed, we quote chassis replacement in writing instead, since a compressor swap alone rarely makes sense on a condo unit.

Response:

Same-day in most areas. Contactors and capacitors for the common ClimateMaster, Trane and Whalen sizes are carried on the truck.

Fixed Rate: From $320 Contactor Repair

![Clogged loop water strainer removed from a heat pump supply line](/images/features/clogged-loop-water-strainer-basket-full-of-scale-a.webp)

### Water-Loop Pressure Drop

Symptom:

The heat pump locks out every few hours and resets, or it shows a fault light. Cooling gets weaker on hot days. Sometimes several suites on one stack lock out at once, which points to the loop rather than the units.

Action:

We read loop supply and return temperatures and pressure drop across the unit, then pull and clean the strainer. If flow is still low, we check the isolation and balancing valves and the coaxial coil for scale.

Scope:

Strainer cleaning and a flow check often fix it for $240 to $420. A coaxial descale runs $450 to $900. If the loop itself is low on flow or pressure, we write it up for management because that is a common element issue.

Response:

Same or next business day. For multi-suite lockouts we coordinate with the superintendent to check the building pumps at the same visit.

Scope: Loop Diagnostic & Strainer Service

Have you ever opened your condo utility closet and wondered what that humming metal box actually does? We hear this question all the time from Toronto homeowners. Most people imagine a traditional air conditioner sitting in a backyard.

Your high-rise system operates completely differently.

It hides inside a compact unit that trades heat with water, and understanding this mechanism saves you money on future service calls. This quick guide to Condo Heat Pump Repair shows you exactly how your system works. Grab a cup of coffee, and let’s go through it together.

## Condo Heat Pumps Explained

Every suite heat pump relies on a specific set of moving parts to keep you comfortable. We frequently replace components like the compressor, which is usually a rotary style in smaller units or a scroll version in larger ones. A reversing valve acts as the traffic cop to switch your system between heating and cooling modes.

The actual temperature change happens at the air coil, which directly heats or cools your suite air. We always check the coaxial water-to-refrigerant heat exchanger during a visit. This crucial part connects to the main building loop through rubber hoses and a metal strainer.

A high-low pressure switch and a freeze protection thermistor stand by as safety guards. They will immediately shut the system down if something goes wrong.

### The Most Common Brands in Canada

Many property owners do not realize that their building dictates the exact equipment they can use. We see brands like Omega, Whalen, and ClimateMaster dominating Canadian condos in 2026. These specific units require exact pin-for-pin control board replacements to match your building’s electrical setup.

A simple mismatch will trigger constant system lockouts.

### Understanding Repair Costs

Basic knowledge of your components helps you budget for unexpected breakdowns. We find that exact repair prices in 2026 depend heavily on the failed part:

- **Minor Electrical Fixes:** $180 to $1,200 for control boards or thermostats.
- **Mechanical & Refrigerant:** $1,000 to $3,500 for valves or leak patching.
- **Full System Replacement:** $3,500 to $7,500 for a completely new chassis.

Because each suite has its own compressor, a heat pump condo allows one owner to cool while a neighbour heats. This flexibility means you have more parts inside the box that can fail. Regular service matters much more here than it does with a plain fan coil unit.

## Heat Pumps for Condos: What Owners Should Know

If you own a suite, a few things are worth knowing before something breaks. We highly recommend reviewing these basic facts to avoid surprise repair bills.

- **Your unit has a long service life.** Many condo systems run efficiently for 15 to 25 years. We replace compressors and coaxial coils as the most expensive repairs. Contactors, capacitors, and reversing valve solenoids are much cheaper components that fail more often.
- **Hoses matter immensely.** Rubber supply and return hoses harden and crack as they age. We suggest asking your property manager if the building runs a mandatory hose replacement program. Upgrading yours to braided stainless steel is cheap insurance against catastrophic water leaks.
- **Filters and strainers fall under maintenance.** A clogged air filter or a dirty loop strainer remains the most common cause of high-pressure lockouts. We catch both of these sneaky issues during a standard annual service visit.
- **Know what the corporation actually owns.** The central water loop, the building pumps, and usually the riser valves belong to the common elements. Your specific interior unit is often your own responsibility. Check your condominium declaration and standard unit by-law to be certain.
- **Smart thermostats require caution.** Upgrading to a Nest or Ecobee is a great idea, but they require a common wire (C-wire) to function correctly with a water-source system. We see DIY installations fry internal control boards simply because the homeowner configured the thermostat for a conventional furnace.
- **Financial rebates changed in 2026.** The old Canada Greener Homes Loan officially closed in late 2025. We now guide eligible Ontario homeowners to the Home Renovation Savings (HRS) program, which offers rebates up to $5,000 for gas-heated homes or $10,000 for electrically heated homes making energy upgrades.

## Apartment Heat Pump Systems in Toronto Buildings

Toronto’s condominium and apartment stock uses three main equipment layouts. Knowing which one your building has helps you understand exactly what a repair involves.

We always ask property managers which specific framework their building utilizes before dispatching a technician. This information completely changes how we approach a service call.

| Layout | Where you see it | How it works | Typical repair focus | Estimated Replacement Cost (2026) |
| --- | --- | --- | --- | --- |
| Water-source heat pump per suite | Yonge corridor, Square One, Markham mid-rises | Each suite unit trades heat with a shared water loop kept moderate by a boiler and cooling tower | Valves, contactors, hoses, strainers, coaxial coils | $3,500 to $7,500 |
| VRF system | Newer towers in VMC, Yonge-Eglinton, City Centre | Refrigerant piped from rooftop or mechanical floor condensers to indoor units in each suite | Indoor units, controls, condensate, refrigerant leaks | $5,000 to $9,000 |
| Through-the-wall packaged heat pump | Some low-rises and older rentals | Self-contained unit through an exterior wall, similar to a Magic-Pak | Compressor, coils, louvers, end of life replacement | $6,000 to $10,000 |

Water-source systems are by far the most common in the properties we service. They operate with incredible efficiency because the loop continuously moves heat around the building. Suites that require cooling in the spring dump their excess heat into the loop for other suites to use for heating.

We love this clever design because the main building plant only has to top up or reject the remaining temperature difference. This shared load drastically reduces total energy consumption.

## Water-Source Heat Pump Explained

Here is exactly what happens inside your system on a sweltering summer day. The compressor squeezes the internal refrigerant into a hot, high-pressure gas.

A component called the reversing valve sends that gas straight to the coaxial heat exchanger, where the loop water carries the excess heat away. The refrigerant then condenses, passes through a metering device, and arrives at the air coil perfectly cold.

Suite air blows across this chilly coil and comes out cool and refreshing. In the winter, the reversing valve flips the direction, and the air coil becomes the hot side.

### Temperature and Flow Rate Issues

The central building loop is usually kept somewhere around 18 to 32 degrees Celsius depending on the season. Extreme temperature shifts cause immediate system reactions:

- **Summer Heat Spikes:** Units quickly trip on high-pressure safety switches.
- **Winter Freezes:** The freeze protection thermistor safely shuts the system down.

We also pay close attention to the water flow rate, which should typically sit between 2 and 3 gallons per minute per ton of cooling capacity. Low flow from a clogged strainer or a heavily scaled coaxial coil produces the exact same symptoms as bad water temperature.

### Proper Diagnosis Prevents Overspending

That is why a proper technician always checks the main loop and the strainer before tearing into the sealed refrigerant circuit. We frequently see a stuck Thermostatic Expansion Valve (TXV) misdiagnosed as a completely dead compressor. A TXV replacement costs roughly $800, while a full compressor swap can easily exceed $2,500.

## Condo Heat Pump Repair FAQs

Twelve questions we hear most about heat pump repair in Toronto condos.

What is a water-source heat pump?

It is a small heating and cooling unit in your suite, usually in a closet, that moves heat between your suite and the building's water loop. In cooling it pulls heat out of your suite and dumps it into the loop. In heating it does the reverse. Each unit has its own compressor, refrigerant circuit, reversing valve and a coaxial heat exchanger where refrigerant and loop water trade heat.

How much is condo heat pump repair in Toronto?

Diagnostics are $240. Contactor and capacitor work often runs $320 to $650, and most other repairs run $650 to $2,400. Reversing valve replacements are usually $900 to $1,600. A replacement chassis runs $4,500 to $8,500 per unit. All prices are written before work.

Why is my heat pump stuck on heat?

Usually the reversing valve is not shifting. The cause can be the thermostat signal, a failed solenoid coil, or a stuck valve body. Solenoid coils are a quick, low-cost fix. A stuck valve needs to be replaced with refrigerant recovery and brazing.

Why does my heat pump keep locking out?

Lockouts are safety trips. The most common causes are low loop water flow from a clogged strainer, scale in the coaxial coil causing high head pressure, low refrigerant from a leak, or a freeze protection thermistor reading too cold. We check them in that order.

Repair or replace the chassis?

If the compressor and coaxial coil are healthy, repair is usually the better value. If the compressor has failed, the coaxial coil leaks, or the unit is past 20 years and needs a large repair, a chassis replacement is often cheaper over the next five years. We put both numbers in writing.

How often should heat pump hoses be replaced?

Rubber hoses are commonly replaced every 10 to 15 years, sooner if they show cracking, bulging or stiffness. Braided stainless hoses last much longer. Many buildings now replace all rubber hoses at once because a single burst can flood several suites.

Is the noise from my heat pump normal?

A steady compressor hum and fan noise are normal. A loud click and buzz on every start, rattling, or a whooshing sound that does not stop are not. Those can point to a failing contactor, loose panels, a worn isolation pad or a reversing valve problem.

Do heat pump upgrades qualify for the Greener Homes Loan?

Some high-efficiency heat pump replacements can qualify for the Canada Greener Homes Loan when program criteria are met. Eligibility depends on the equipment and the program rules in force at the time. We tell you which models qualify and what paperwork you will need before you choose.

Do you service VRF systems?

Yes. Newer towers in Vaughan, Mississauga and Yonge-Eglinton increasingly use VRF systems such as Daikin. We diagnose indoor units, controls, condensate and refrigerant issues and coordinate with the building on outdoor equipment access.

Is a loop pressure drop my problem or the building's?

A dirty strainer or a scaled coil at your unit is usually an owner repair. Low flow or pressure across the whole loop, a failed building pump or a scaled riser is a common element issue. We measure both and put the result in writing.

Do you serve Markham and North York?

Yes. We have named Operations Managers in both. North York has a lot of 1990s and 2000s water-source heat pump stock along the Yonge corridor, and Markham has many 2000s heat pump mid-rises that we service under annual contracts.

What warranty do you provide?

Every repair and replacement carries our written workmanship warranty, and replacement chassis carry the manufacturer warranty on parts and compressor. Terms are on your invoice.
